House sold! Can’t find a house I like!! Too good to be true!

Ive Been wanting to put my house on the market for a while and a house came up that I fell in love with. Put my house on the market ,viewed the house I loved. Offer accepted on mine from first time buyers after 12 days. Offer on the house I love, offer accepted. Great I think, how easy has this been.

Survey on my property done and dusted. Survey on the property I love, loads of issues some I was expecting one I certainly was not. Sewage system is near enough knackered and not compliant to current regs. Needs a brands new system and moved further up the garden with new drainage. Go back to the vendor explain, say need to to do a drainage test to see what costs are, part of the cost would be down to the vendor EA agreed. Vendor got back to me doesn’t want to do the drain survey, cut out the middle man let’s just renegotiate.
Not keen on this so go to a couple of companies and my surveyor for rough quotes advice so I have a figure to renegotiate with.

Go back to vendor with a sum also explaining as they know access is tricky so making it pricey. Vendor is pregnant and wants to move out of county back to family so motivated.
Vendor gets back to us needs to think it over and get own quotes. Ok fair enough.
Im thinking to pull out as I don’t think we’re going to be able to agree on pricing and she can’t sell to anyone until this is sorted. So checkmate.

Anyway im now panicking that we are sstc and will have nowhere to live! I don’t want to pull out on my buyers but anyone reassurance on this? Damn scary not having a house lined up. We have a few months but renting is non existent in our area or damn expensive. I live in a popular tourist destination. Any words of encouragement? My husband isn’t worried at all..

Don't panic, you'll find another house I'm sure. Better to know about the problems before plunging ahead.

We have a non compliant septic tank, it gives us no issues at all. So I wouldn’t panic if this is the main big issue, there are thousands of homes up and down the country with non compliant tanks.

I wouldn’t rush to pull out if it’s your dream home, wait for the vendor, renegotiate, get some money off (the amount it would cost to replace) and you can do it in your own time.

Because it’s non compliant and the property is being sold with it being non compliant it can affect your mortgage or make the property un mortgageable! Which I think is ridiculous and it isn’t in great shape anyway. So the choice we have is to walk, vendor makes it compliant before completion (vendors doesn’t want to) or renegotiate price. So vendor either renegotiates with us or has the problem again with someone else .

Continue to view and continue to negotiate.
She is willing to move on price which is half the battle.

If the works are a deal breaker and you dont find anything then either the chain collapses and maybe you stay put for a while or.you go into rented.
