Calling all those selling houses

Anyone having any luck?

We've had one viewer this week who loved the house but not keen on the road (it's a sort of main road, not that busy but not a residential estate type location iykwim).

Is it too early to be panicking? Should pick up more in Feb/Mar don't you think?

We were thinking of waiting until February to put ours back on the market. It was on the market in the autumn, but we had only seven people round in three months and three of those came round on the same day, but none of them made an offer. I think January is a quiet time and things tend to get busier as spring approaches - I hope so anyway as we are desperate to move.

Oh glad you think so. Maybe people are still just getting back into the swing of things in Jan and maybe in Feb and March people are thinking about moving in time for summer? PLEEEASE!!! We've moved already and are paying 2 mortgages - it's no fun!!!

we went back on just after Christmas and so far not a sniff of a viewer. We had offers last year that fell through so I know we're not asking an unreasonable amount although thinking of lowering the price a bit to try and get some interest. Not in a hurry to sell though. good luck to everyone else xx

Our house is nearly on the market but having very first viewings tonight. Estate Agent has warned that although it looks promising it seems to be mainly people who just fancy moving rather than need to move.

Yes, we've had 4 or 5 estate agents all give us the same price on ours so we know we are not far off the mark either and our neighbour has his up for sale at £5k more and it's an identical house but probably decorated in a more old fashioned taste than ours (ie a young family would def want to change it).

Maybe I'm expecting too much from January! Our EA did say it's really the end of Jan it starts to pick up. I think I was just so hopeful that this weeks viewer would snap it up

That's exactly what our estate agent said. I think in January people are working out their finances and then as soon as spring comes they start looking. My nextdoor neighbour had no luck at all when he tried to sell in the autumn, but he had dozens of viewers when it went back on the market last spring.

I'm trying to stay calm. I know tonight's viewers are just out for a nose really-hardly worth tidying up for. Luckily our relocaton expenses will cover rent for 6 months but after that....Just grateful our mortgage is small!

I'm not selling my house but FWIW March/April is when the property market gets moving again after the new year, whatever the market conditions. HTH

Ok here's my take from someone who might be looking to buy, but doesn't HAVE to move. Personally I think it is not a good time to be trading up, as I am wary of being caught as prices drift downwards - buying at the peak and having to sell on the downturn iyswim. So although I am viewing, I am really thinking I will wait a good few months before getting really serious.
Secondly, I know that NOTHING is shifting here (NE England) - the same boards have been up for a good six months round our way. However, I see no evidence that sellers are cutting asking prices back to a more realistic level. so if I did make an offer, it would be significantly below asking price. Personally the things I've been viewing really seem way overpriced in the current market conditions, and I guess there are a lot of people like me waiting to see which way things will go in the next few months.
Sorry that's probably a bit gloomy for you sellers - might be me in your situation in a few months - but I think you do have to look at the situation from the buyers point of view!

We had a proceedable offer yesterday and have put in an offer on a house we love.

BUT........ what if they don't find anything, what if the chain collapses, what if.... what if....

You can even worry when you are sale subject to contract

We sold subject to contract before Christmas, then the chain collapsed, we had another offer, which we accepted and it then was withdrawn, we have just accepted another offer. Can't get excited anymore . It's dh's house we are selling from when he used to be dp and so at the mo we have 2 mortgages and it's killing us financially
