Hi,

I hope someone can offer some advice! We found a house with a developer 2 weeks ago its the show home, I think they want to complete on this before the end of June. So, we have the recommended solicitors (local) pushing this through. Searches are done, mortgage offer should be in tomorrow and the valuation has been done on the new build.
We didn't quibble on the price of the newbuild, we noted that it had been reduced by £10k from April. We didn't try to increase their offer on our cottage which seemed pretty reasonable.
Im worried ( anxiety levels through the roof ) about the homebuyers report they are having done on our house- according to the solicitor, if we had gone down the usual route of estate agent we would be 8-9 weeks down the conveyancing route as opposed to almost 3 weeks! We have some work that needs doing about 2k, and a quote from the builder, and also a statement from a builder/specialist that describes work he has undertaken for us in the past 12 months and a description of the condition of the walls ect. ( which he said are good)
If there is an issue, I'm wondering as we didn't quibble about prices and as we have paid out for the electrician's report, the searches, and we are almost 1 week from exchange and completion would they pull the plug and have to find another buyer or will they possibly re negotiate? We have got them all the info they needed when they asked for it. I'm fretting like crazy.
