Help me word reply to landlord

Recently started looking at houses to explore options for secondary schools and for a house to suit the family better. (We both earn more now but not in a position to buy atm. Family has grown so it feels right to look).

We liked one we saw and put an application in on Friday for reference checks.
current landlord is now getting in touch wanting to know what’s going on.

Obviously I want to be honest, I’m not looking to lie. But not sure how to word it as I don’t want to jump the gun and she assume we are definitely leaving, for this application to fall through and us not have anywhere to go.

Can anybody advise? I don’t want to offend or leave either of us in a position where one of us is unhappy.

Just be honest and say you have no firm plans to move but you are exploring options for possible secondary schools. Nothing is currently happening your just putting feelers out.

My tennants have given notice to leave but then didn't. From my pov I didn't need new tennants until they have gone so it's out of my hands until its done. She can't advertise for example until you give notice
