Advice wanted if you have bought a new build family home

We are going to start a process of buying a new build family home having never bought or lived in a new build before. We have a house to sell and are yet to reserve a new house.

Can you offer any tips, anything to consider, any hidden issues or things to be aware of, hidden costs, up sides, downsides, how did you find the process?

We have bought from Bovis (poor quality and poor customer service) and Taylor wimpey (better quality and better service)
We love new builds but be aware you will probably have snagging to get sorted which can involve lots of nagging/ following up.
Flooring and turf in garden is often not included so do factor that in / ask sales (and if they agree to include it you must get it in writing!)
You might also find you reserve a house but if you haven’t sold they will let others take it if they are in better position to proceed ie chain free / sold.
Lastly be mindful the time frame can be tricky if the house isn’t built - many new builds expect you to exchange before the house is finished which can also mean you won’t really know when you can move in as time frame changes but you’re tied in as exchanged
I realise these are prob the negative points! I love a house nobody else has lived in!!
