Tenancy agreement

Does anyone know where I can find an online tenancy agreement that I can actually edit? I have just bought the oyez version, but you can't alter it, and I need to take out a couple of clauses and insert others due to the particular circumstances.
Or does anybody have one that they woudl be willing to let me "borrow"

Is this from Clickdocs any use? Says you can have it in Word versions and you should be able to edit in these/
Sorry, not used it myself though, just one of those mines of useless information that I've picked up from somewhere.
