I am in a right predicament... please hear me out.

I have been living with my partner and my son for the last 3.5 years. We rent a little house. It is £1025 a month.

We split up nearly a month ago, he has moved out and I am currently looking for a place to go. The tenancy ends on the 26/3 so I need to hurry up.

My issue is, I can't find anywhere who will accept me!

I am a full time student, second year at university. This is something I can and will not give up as it is my future. I will have a guaranteed career for life.

This means that I will be receiving housing benefit now. Lots of landlord do not want housing benefit tenants.

I also though, and this is the biggy, have 3 CCJs. It's not great I know but I have them. I have two years until they clear, I am paying back minimum amount monthly.

So that is my major issue when going to rent somewhere, even with a guarantor! I am being rejected so often.

I am panicking now. As I have three weeks to find a place. I have been to council and they said they'd put us up in a b&b but this doesn't sort out my long term renting issue. They said its minimum of 4 years for council housing too.

So here lays my predicament. My dad has offered to rent out a place with me. But he's not live. It's just to help me get a place as I obviously can't do it solo. He has great credit and owns his own business etc.

I thought that would be great! I know it's not ideal but my only solution at the moment. But just realised that this means I wouldn't be able to claim housing benefit? As it would go on household income. Even though he'd never live there. Is there anything I can do? How do they check who lives in the household? As he'd 100% be living at his and his gf house which they own, and no post or anything would be going to the rented accommodation.

Any ideas or help would be much appreciated as I am so unbelievably stressed out it's making me ill! I've never been in a situation like this before. Thank you.

Speak to the job centre. They might know of something. And speak to your dad to let him know what your problem is, you both might be able to come up with a financial plan together

I used OpenRent to find a place that would accept me- they don't use letting agents. They do do a credit check but I have terrible credit and I got accepted, my partner has worse credit than me and he didn't but we were able to use my mum as a guarantor. Would your dad be a guarantor?

If you are a full time student it might be worth speaking to Student Support at Uni - could they offer you Uni accommodation?

Can your dad stand guarantor? That way you'll be renting the place and it won't affect HB, but he will act a security for the landlord/agent.

I d already suggested that he'd be my guarantor and they still said no as they only accept tenants with 1 CCJ not three.

In regards to my dad, he does want to invest in a two bed flat. Which is perfect! But wouldn't be until perhaps 6 months.

I will speak to my University tomorrow thank you. And job centre; unsure if that'll be the same advice as the council?
