Anyone had an extension built recently?

We're trying to get an idea of how much it would cost to have an single storey extension built on the back of our garage - two outer walls needed plus flat roof. Having trouble getting any builders out to quote (all too busy ) - anyone got any idea?

If you calculate roughly £1000 per square metre that might give you some idea.

We had a 16' x 10' extension built 2 years ago with flat roof (which I hate) by a friend's building company. He charged us £7k which was quite cheap as we had previously been quoted £10k

depends where you live I think... not a garage but we had a quote for a porch NOT a room and the quotes were around £15-£20 thousand.

I know its not exactly what you want but we just had our single garage converted with a new roof and it cost around £7000. There wasn't much internal work, just blocking up a doorway and opening a new one somewhere else.

We're having all the ceilings lowered upstairs and a dormer put in. It will make another two bedrooms so you can imagine how big it is. We're also having two interior walls removed, others built and a chimmney dropped. It's costing between 17k and 20k.

A friend of mine is having work done on her house, a double extension (2 floors) and it's costing her 40k and that's up north. If you live down south x 2.

Thanks for all this. Have decided:

a) will not be having extension done for a while

b) will be retraining as a builder
