...and they only stayed about 10 minutes. Don't think they'll be putting in an offer. I was really nervous and didn't really know what to say or do - I 'introduced' each room, tried to think of something to say and then left them to it.

They had a baby with them so I did appropriate amounts of cooing and mentioned my 2 ds's (who I'd shoved off to their grandma's house for tea).

Any tips on how to be a more polished house seller?!

It's a rip off, we went with 1%. But I don't feel any others offered anything more, tbh.

Dh friend went with 2.5%, but his o/h is a snob & had to go better than sandcastles!!! Cos she don't like me!!

Bargain the rate down. Ours matched the 1% that another agent was quoting. I did all my viewings but it was during the summer holidays...

Dh bargained a flat fee (less than 0.75% of the asking price) and they agreed as they were certain it would be under offer in a fortnight. It took 3.5 months

Our estate agent's fee is 0.7% - one of the reasons we went with them! It's low because we bought this off off them and decided to stick with them so they knocked it down from their usual 1%.

No more viewings though and still no feedback from the first lot...

Not sure what to do in terms of the house we like - whether to go round/phone and remind them we'd like to make an offer and will do as soon as we get one on ours. Not looking at anything else at the moment - doesn't seem any point until we get an offer on ours.

Bit of a nightmare this house selling/buying palaver!
