Do you need planning permission to add on an extension dining room to the kitchen?It would be about 18x14 ft

Think it depends on whether the house has any previous additions to floor space, whether the extension is within the allowable % of the original floor space and how it affects boundaries with neighbours. Can't recall how much that % is though, but previous extensions would be taken into account. Think you'd still need Building Regulations consent even if not full Planning Permission.
