I have found a house which is absolutely perfect for us to move to. The problem is it is completely run down but has fabulous potential. It doesn't look lived in at all. I have done a search at the Land Registry and they tell me the property is unregistered. I then went along to my local library and found the name of the person on the electoral roll at that property. Clearly it is an old lady. Apart from writing to her at the address (but assuming she is living in a home or similar) what else am I able to do to find out if she is interested in selling her house?

Are there neighbours? They might know whose it is and what the circumstances are.

don't know if its any help jampot, but my friend was approached by an estate agent who had been approached by someone interested in buying her house - which she didn't have up for sale. She didn't sell and I imagine the agent would have a hefty cut but it might be worth looking into
