Can anyone advise me about mortgages please?

Is it possible to get a morgage for less than £25k over 10 years or would I have to get a loan for 10 years?
I'm asking as most mortgage companies seem to start lending at £25k, I think I'd want a mortgage at around £20k for 10 years repayment only but don't want to make it a loan as the rates seem to be higher for loans.

Any advise appreciated!

oh to have a mortgage of less than 25k. that's a tough one, my pal is an independent mortgage adviser and v good. whereabouts are you?

think if you have the option then you are always better with a mortgage, as the interest rates are lower. I'm sure it would be considered. Try a one account mortgage, they are ideal for lower amounts.

It's because of the Consumer Credit Act - that covers lending up to £25000 and can complicate matters for lenders.

I've just looked on my system (I'm a mortgage broker) and the big lenders coming up that would consider what you're looking for are Abbey, Bank of Scotland, Bristol and West,Britannia, COventry, Halifax, Leeds, Nationwide, Northern Rock, RBS, Skipton and Woolwich. There's lots of small lenders too - I've got 1866 different mortgage products coming up.

Just be aware though, that my system is only as good as the information that is provided, so it might not be 100% accurate!
