downstairs cloakroom

has anyone had a downstairs cloakroom built and how much roughly does it cost, we`ve got a small alcove..just big enough for a loo and small handbasin and will have to have a partition wall built and door frame etc but its right next to soil stack and water supply so no major plumbing headaches but wondering what a reasonable sum would be when receiving quotes?
anyone got expereince of this?

we had a downstairs loo build last yr. Don't have the exact cost but around 4k, which we consider cheap, coz we had much scarier quotes.

Ours cost about £3K for the basic plumbing, partition and plastering, but we bought our own loo and basin, and are decorating/tiling it ourselves.
(We did have a second quote which was £8 for much the same work!)

oh ours was with new porch ext, front door, 2nd door, 2 windows, loo, basin, tiling, painting, spot lighting, partition wall, supporting wall .. we wouldn't have been able to fit a guest loo without ext .. so went thru building control etc
