had offer of £3k under asking price for house, turned it down cos someone else offered asking but pulled out..found house we like, perfect area considering we're moving back but someone else has put offer inSad..however, they haven sold yet, so really its only a note of interest.
so...as i 'really' want this house, ive rang agent back to tell under asking price guy to raise his offer and we'll meet him somewhere in between...he said he's speak to his wife and ring back..yesterday....agent just called him again, cant get in touch...arrrrrgggghhh
send him some persuasive vibes pleeeasee

It's horrible, I know. We're halfway through the sale/purchase process, we've not exchanged so (in theory) it could go either way (eeeek). But we seem to have good buyers this time (sale fell through last time due to timewasters/tyre-kickers), their survey was done 2 weeks ago and showed up very minor points and their buyer is an ftb. Our new place is empty so no delay up the chain either. So, in theory, this is as easy as a sale/puchase can get, but it's still pretty stressful.

yes, im 'THE' evesmama and yes unfortunatly we did move only six months agoSad
but can t get dd into school until she's 4 and thats deff no good with circumstances being what they are and dp works 20 miles in dd's school direction, miles away from here.
i love the place, but its just not working and every spare minute we're travelling back to were we're from so makes sense, just doesnt happen smoothlySad

I'd go back to your agent and tell them that you NEED a sale NOW. Maybe they could arrange an 'open day' to attract viewers
? Give it a larger 'feature' spread in your local paper ? Drop the price by £1k and contact all those who have shown an interest at the old price ? Tell your agent that you need a sale in the next x weeks, if they don't come up with the good then you are changing agent, the market has picked up now, there's no excuse for slack sales. Ensure your place is presented to the highest standard you can manage.

well i specified a 8 week contract instead of their usual 13 weeks, and have rang to tell them to put back in paper(they pay, part of deal), but missed this weeks deadline , so will be next week now and shes said she'll resend details out to all on database.
am so disheartend, ama very passionate and compulsive person and when something like this happens i feel so deflatedSad
i dont want to go and see the house we want tonight now, i know thats a bit childish but i dont want to still think wow, only for the other offer to be agreed

and just had a call from dd's soon to be school(school nursery) in new area..she'll start week after easter holsSmile
downside is 2 hour and 2 bus's bus ride to take her there..loiter around for 2 1/2 hours, then same time and bus's back home!..'so' wanted to get this house and move soonSad

just got back from seeing houseSad
we both love it even more..as we got there early, me and dd walked to park, 2 minutes round corner, met mam in supermarket cafe for a bite to eat then went to view..all this made me more Sad as its just perfect for everything..dd's school, friends, family, local amenities and best of all its set back from a main road with only a grave yard opposite!!!...please someone buy my house..like..NOWSmile

rang our agent and told them to tell guy with offer who changed mind, would he re-change(?!?!)it if we accepted first offer???..he's speaking to his wife who it semes wears the trousers and will call agent tomorrow.everything crossed!!!!!!!

and agent also told me someone asked for details today who is buying for her daughter so..cash buyerGrin..but havent heard about them wanting to view yetSad

i feel like im on a very scary rolacoaster!

Ours was done and dusted within 8 weeks this way and we didn't lose any money on the property either.

hadnt actually, but did see a advert on telly today for some company who will buy your house of you no matter what state and then even let you rent it back??..dodgy methinks?..its only been up for sale three weeks, but am so worried it wont sellSad
everyone who has veiwed(and friends who visit) say its lovely, garden is a bit small but house more than makes up for it even if i do say so myselfWink
dont know if im panicking unnessearily(sp)..we've both agreed..get this sold and if nothing 100% we like we rent, but short term onlt cos we'll never afford anything if we dawdle!

We used Keith Pattinsons, they have their own auctions once a month. I wouldn't recommend using one of these companies that buy your houe from you though, they do sound well dodgy.
This was no more expensive than putting it on the market. We used it as we needed a really quick sale and none of the aggro that goes with selling your home.

its £500 + vat, we set reserve, they issue a guide price , it gos up for auction and the bidder has to leave a £1000 deposit and complete within 28 days other wise us and agent split deposit...might be something to look at when this agreement runs out with current agent..thanks for the info
