how much does an extension cost?

conservatory versus extension dilemma!
does anyone know how much one would cost?
it would be a basic single level extension about 3m x 5m for a terrace house

don't know if this is gonna help you but we are having a two storey extension put on to our house to create another double bedroom and and a dining room and thats costing us £25-£30k. So far we have paid out about £1k for plans, planning permission, council survey things etc. but I have no idea how much conservatories cost! sorry!

i have plans for a 3m x 4m extension, and the builder quoted us £12k to build it, but it will cost more we will need a party wall agreement, which i think might be tricky to get neighbours aren't keen on the whole idea

thanks yackertyyack and katzg - its amazing how much they charge before you have even built anything! we were originally going for a conservatory but we are wobbling about the compromise in style (find most designs naff apart from a nice natural oak one which would cost too much) we are already in talks with neighbours about party wall agreement as they want to build extension the following year, so because we are in a terrace and the builder is building one wall anyway, thinking why not just go with another wall and make it a proper extension. at least we can put a cloakroom in and it would be more heat efficient. talked to planning today and they said planning permisssion not needed for extension or conservatory aslong as it is under 50m3 for terrace or 30m2 (have i got that right - baby crying and not sure if i heard correctly?) i really despise filling in forms so wondered if you or anyone else got builder or architect to do it on your behalf? did they charge extra? we are trying to do this without architect as budget is tight but the stress involved in organising and coordinating whole thing with 3 young children could be too much........

we are lucky dd2s godmother is an arcitect,our builder wanted technical drawings, we are pondering the whole extension/conservatory debate

I have a vague memory of watching one of these home improvement programmes where they said something along the lines that a 5k conservatory only adds 2k to the value of your house whereas you would profit from an extension.
You might want to check that out.

ours is 3m*6m and is costing 14k
we applied for planning permission and also had to apply for building regulations.
in Total the plans and planning cost about 1k
