I have an offer on my house and have seen one for 215k that has been on the market for ages and needs work(I love to do this)It is priced the same as others in the immediate area that don't need work doing so how much should I offer?

work out how much it would cost to do the work and deduct it from the asking price.

go and view with a builder and see how much they reckon the work is £?
also look at nethouseprices.com and see what the others went for?

We are thinking of offering 200k as the work is about10k and it is already a bit expensive for the area Also they are desperate to sell

Offer 200 then and see what they say - if they are desperate they may well take it but it will also depend what they need if they have already seen the house they want. Just go for it - you can always up your offer if you want to.

Oh no the house has sold today!!Bloody hell there is nothing else locally to look at atm and out buyers are really in a good position and need a quick move!

Wait and see if it goes through, so many are falling at the first hurdle, the sold sign goes up and 2 weeks later the buyers can't get a mortgage and it's back on again.
Or put your offer forward anyway, you might be in a better position. The agents are legally obliged to put forward your offer.

I have to ring the estate agent today(this morning)to accept decline the offer recieved yesterday.I don't usually accept the 1st offer but it is a good offer.I am unsure whether to try for a couple of 1000 more but am worried they will say no and go elsewhere although they love the house

but if you have sold you will be in a fab fab position to buy and may well get lower offers accepted because you are a 'definite'. Could you rent for a while?
