How low should our offers go? When the seller is very desperate to sell and their house depends on it?

If I have an agreement in principle, is the next step to put in the offer and then check that I can really really have all the money?

Dp's more useless than me (erm, he used to work in mortgages ), my mum can't remember. None of my friends have brought yet. MN help needed for one silly feeling idiot.

Me neither. Unless I were to develop some serious ambition, education and the ability to absorb information and DP were to just develop some kind of motivation and proactiveness is that a word?

thanks essbee, I think we've found the right mortgage for us, DP's dad went off searching to find us the 'best deal' after I told him about the one I had found, and, erm, came up with the same one! I did feel a bit pleased with myself!

Have a look at this site to see what similar houses in that area have sold for recently. If they are desperate to sell then you could afford to start off lower that these.

Hmm, the average is 120,000.

All within the past couple of years too. Thanks for that Liz

But now the agent is advising us for an initial offer of 132,000. But then, they would say that right? Arrrgggh my brain hurts.

Yeah, cos they are getting apercentage of the sale price. Ignore them, you are good buyers, If it is on the market for £134K then a first offer of £132 would be insane. Be cheeky, you never know.....

Well, I was and erm, no. KInd of feel glad I've got that bit out of the way now though. Am still considering my next move, but I keep starting threads all over the place about this so will stop on here now I think! Before I get told off. Thanks for all your help WCL - maybe we can meet for a coffee when and if we ever make it!?
