architects plans cost?

Have any of you used an architect to draw up plans to remodel a house?Dp and I have seen a 3 storey house that could be converted to 2 flats quite easily abd are trying to work out a budget.I am obviously not looking for exact amounts just averages per job Thanks xx

its about 15% of the build price

we got ours down to 10%

Whatever, get it in writing, also make sure that you have THE BUILD PRICE in writing because otherwise they will present you with plans for a 1 million build so as to get their percentage-based fees up.

Think our church architect fees were about £30k, build costs £900K-£1.2M

thankyou.How do you get the build price though without drawings?Do you get the building co.to estimate it?I am in Brighton BTW

It depends if you just want drawings to get it through planning, or to give to a builder to build, or whether you want an architect to supervise works on site as well.
You will find that a lot of architects will quote you a lump sum to draw up plans and submit to planning (plus all the liasing etc with the local authority)
The architect should be able to give you some sort of budget estimate, or you can get a quantity surveyor involved..... hope that helps...

you can also contact the royal institute of british architects (RIBA) to get their recommended fees. They do vary between 10-15%, depending upon their scope and the value of the works.
