Are there ANY disadvantages to buying an ex-showhome??

I'm going to view an ex-showhome soon. It looks lovely! But the price is a little bit less than I would have expected for an ex-showhome!

Do they tend to be a bit cheaper than the price of the brand new houses around them? And are there any reasons NOT to go for a showhome. Its amazing!!! 4 bed detached in a very good area for OO £136k !

Our EAs had one for sale recently it was 800K (this is in Scotland) and had it's own private beach and sea views only had 5 bedrooms though so DP and I decided against it

well it is part of the Rectory so lovely old hamstone building. I seem to remember it had 5 bedrooms but honestly not that amazing. I cant believe it.

I'm not looking honest after what I've been through getting this one, I do not know that the same style round the corner went for 25K more than what we payed for this one - honest no it cheered me up no end after what happened with this one.

our haouse faces south at the back and its great bit the front rooms( lukily dinign room used as study and our bedroom) are very cold
woudl never buy a north facing garden - esp in scotland

I just never considered the direction before! After a quick survey around the office it seems you're right Cod! Must take compass.

Looking at it again I think it WAS a showhouse but has been inhabited for a bit but the EAs are using the ex-showhome to glam it up!

Would still go and see them both though, they do look lovely maybe the gardens are a different size etc or one might have a better plot and thats the difference.

We looked at 2 on this development that were the same size and same price, the first was at the start of the development so everyone would drive past your house to get to theirs the second one was round a cul de sac and the only people who drive past our house are the 2 neighbours on either side, second one had a bigger garden though - guess what one we chose?

Theres also new houses going up at the back on us very tempted to go have a nose round the showhome v sad I know!

Totally agree with Cod. When we bought this house it was brand new but already built. There were two exactly the same spec on the cul-de-sac which we could have had (one on each side of the road) and we chose this one (even though it is behind a pub ) because of the south facing garden. I am so glad we chose to do that.

Our "cold" room is the fourth bedroom which is small and north facing and over the garage. We use this as a home office as DH sometimes works from home. He has "acquired" a fan heater from work which is v. efficient at heating the small room to prevent him having the central heating on when he's home alone.

DC - They are MUCH more expensive nearer Glasgow, Edinburgh and Stirling. But Falkirk is about 25 miles from Edinburgh and Glasgow (with fantastic Express Trainline), and 15miles from Stirling. Purrfect!

Thinking about it our dining room (at front) faces NE and has never felt "warm" whereas our lounge which runs across the back and leads to the garden (SW) is "warm" even thoguh it doesn't get much direct sunlight. Funnily thoguh ds' bedroom, above dining room, is really cosy , perhaps because it is decorate with a yellow background and receives more direct sunlight in the morning.

As well as direction, look at garden size etc, how close is the house next door as you may want to extend at a later date and some plots are better for this than others

Yes our house is like that too - re heating. But only DS sleeps at the front and he is a hot bod.
