Opening a soft play with outdoor play area

Hi,
Im in the process of buying a property that has an outbuilding that i could use for soft play but it also has a wooded area that i think would be ideal for a tree swings and slides and a picnic area, however its not that large so it is mainly a soft play business. Obviously this is going to cost a lot to convert and insurance so i would really appreciate your views. Would it attract you over a softplay in an industrial estate, how much would you pay etc Any advice greatly appreciated:)

the only thing i would worry about with the outside bit is, would staff be responsible for any children using it. if parents were inside drinking tea who would be responsible for the children outside?
