Anyone good with home layouts? what would you pick?

What would you prefer?

I am selling my 2 bed flat. It's 46 square meters so very small.

I have a small room overlooking the pretty water (north facing)
A larger room with a road and building view (South facing)

I need to make one the living and one the bedroom.

The pretty view/small room is currently the living room. There is no TV. A sofa and a 4 seater dining set. Not much space. A TV could only be fit in awkwardly.

The larger room is currently the bedroom.

This flat would realistically be lived in my a couple, single, or at a push couple with a baby (doubt it).

Its very scruffy so were buying things to make it look nice and to stage it. Which do you recommend I make the pretty view room?

Don't waste a larger room on being a bedroom. If possible you want the bedroom facing the quieter aspect too, you don't want a road outside your bedroom window, if you can help it. Plus, south facing will be hotter, you want the cooler room for sleeping in.

Definitely smaller room as bedroom. It would be lovely last thing at night and first thing in the morning to get that gorgeous view. But most people want more living space for relaxing in: room for TV, bookcase, maybe gym stuff or a drinks cabinet, as well as a sofa for lounging on, and for when friends and family are over. Ideally dining space too if thekitchen is small - a fold down table and chairs.
