How long after deed of variation approval before house sale completion?

my ex and I sold our house in February, we have no chain. I moved out, he’s moving in with new girlfriend. Buyer also has no chain!

searches were done and ticked off within 3 weeks - it was so quick I thought wow we might be done soon!

then the buyers lender requested a deed of variation as the ‘new build’ (5 years old) is on an estate managed be a maintenance company. It had been months of waiting for the builders solicitors then finally we had an update that they’ve drafted the deed and it has been sent for approval from our buyers lender

just wondering if anyone has any experience on time frames from this point to completion? I imagine and desperately hope we are over the longest wait and it may be smooth sailing now?

id love to hear experiences please!

We had a similar situation where searches and checks were completed fairly quickly but then a deed of variation spanner got thrown into the works! We offered on a house in November which was accepted. Searches done by March. Deed of variation took till end of April and was back and forth between solicitors several times. We finally moved into our house at the end of May. We were in a chain of 3.

I had to do a lot of chasing with estate agents and solicitors, was incredibly frustrating!

@Nittynarna22 oh wow - to be honest that sounds pretty quick for a chain of 3! Anytime I hear the work ‘chain’ in a house sale now I get anxiety 😂 so hopefully we should complete before the end of the month….wishful thinking!!
