Business rates question.

Not the most thrilling topic I've ever posted about 😁

We have a flood in late 2020 that rendered our office building (we rent) unusable. It coincided with Covid. By the time the leak was discovered, fixed, and the renovations were completed, it was April 2022 before we could re enter the offices.

Can we claim a refund on our business rates? Our local council are saying that now that the new rating list is in effect (1/4/23), we cannot appeal and apply for a refund.

TIA

I may be wrong but I don't think you can backdate anything. They should have been contacted when the building became unusable. Even if the building was empty, there will have been a clause in the buildings insurance that it was checked upon every 30-60 days usually or if unoccupied for longer that things like water supply are shut off.
