Guarantor Mortgage Experiences?

My landlord is selling the house after Christmas, and so I find myself looking at moving. My credit isn't great and, whilst I have some savings, I don't have enough for a 15% mortgage (the only one I can access). My mum has very kindly offered to see if my options improve if I buy with her or if I look at a guarantor mortgage. I'm just wondering if anyone has any experience with a guarantor mortgage? I've googled it and had a look on some websites, but sales people only really want to talk to me once they've got all our personal details and have started running soft credit checks (which worries me for my credit record.) They can't even tell me if it's likely to be offered to someone with bad credit, so I'm just wondering if anyone has had a successful experience with this kind of mortgage, whilst having poor credit themselves?

Does your mum meet the conditions for a guarantor mortgage? Is she a home owner I’m assuming, mortgage free?

It's not just about your credit history, you need to be in stable employment with a high enough income to meet lending criteria

A soft credit search won’t do anything to your file. They are only visible to you.

Also, might be worth seeing if you can get some mortgage broker advice - it’s not impossible to get a mortgage with a bad file. The score means nothing. I had one tiny default for £46 from BT - brought my score down to 300s. Once it dropped off it went to 850. it’s a daft algorithm. Facebook have a good group for first time buyers and often there’s opportunity to ask anonymous questions and inbox brokers for help.
