I think it was originally May but then it was delayed for all houses under 4 beds till later in the year. But think you'll need to google it to be sure.

Tried googling but just kept getting different answers! Will calm down and try again!

Hi,
HIPS for 4bedroom houses were introduced on 1st Aug 200. HIPS for 3bedroomed houses on 10th September and for 1-2 beds 14th dec

Hope this helps x

2007 duh!

peanutbear · 23/04/2008 09:10

if your house was on the market before this though you dont need one or if you switch estate agents with no break

Katiekitty · 23/04/2008 09:12

Thank you so much! So HIPS for 4 bed houses were introduced on August 1 2007. And if a house was put on the market after this date then it needs, by law, a HIP.

Thank you so much everyone, that's exactly what I needed to know. You're brilliant xxx

That is the case, but we put MIL's house on a week or so after this and nothing has ever been mentioned about a HIP since. This might, however, be because we'd had a weird situation a few weeks beforehand when another agent gave us a 24 hour contract to cover a potential buyer on his books who was supposedly desperate for the house, although we weren't sure which agent we were going to go with at that point. Nothing came of it, except that it seems to have got us out of paying for a totally pointless HIP subsequently. Result!
