hello all,

myself and partner around about to apply for a mortgage, we have sold our house and had an offer accepted on the one we want. My partner is currently on maternity leave has about months left. so far when speaking to the bank they said to get a letter confiming return to work date and salary which we have done.

my question is has anyone recently been through this? were there any caveats to the Mortgage or requirments to prove funds untill the return date ect. we wil lbe going through barclays

TIA

We just had to give the letter signed from work stating return date and salary. We also had to give childcare costs which were taken into account for the mortgage affordability.

When we did this a headed letter from my payroll detailing, job title, working status (ie full time) return to work date, salary plus commission and bonus were sufficient. They did however use my base rate salary rather than just my last 3 p60s. My pay with commission and bonuses are significantly higher. All three p60s has different earnings amounts for the three years. They said commission and bonuses are not guaranteed. Which makes sense.

What we could borrow was lowered due to this. But, we had a very large desposit and added to it, with money ear marked for renovations and removal costs. We didn't need to do this, but it meant because of LTV ratio we were able to get a lower interest rate.

It should be fine with what you've provided so far.

Roughly the same, by the time the sale completed I was back in work.
