If you were renting by choice, and you had £40k a year to invest. What would you go for?

Depends on what your future plans are ad if you have children you want to provide for in future. With no more info, personally I would probably split it between Stocks and Shares ISA, an investment fund and pension.

Depends how long you want to invest it for. Using half your ISA allowance is probably wise, S&S if it's reasonably long term, cash if not. Pension if you're not going to need it till then.
