First Time Buyers in London in current climate (with kids): what's your property like?

Always curious to know how FTBs afford to buy expensive properties in London and surroundings as it's taking us ages to get on the housing ladder whilst paying for rent.
We are in our early 40s, 1 DC, have almost saved up for a 10% deposit to buy a 2 bed property in the London suburbs. Could afford a 3 bed further out but we don't want to move too far away due to commute and other reasons. How is everyone's situation currently with regards to properties?
