Return of a deposit

Hi

I recently rented a property with a group of friends in the UK. We had found the listing originally on Airbnb but when discussing the booking with the owner, she agreed to do a private rental outside of Airbnb for a cheaper price. I paid for the booking via bank transfer, along with a £500 deposit which she stated 'would be returned when you vacate the property'.

We left on Sunday and the place was spotless. No concern that the deposit would be needed for anything. However, the owner has not responded to my email and text message regarding the deposit.

I'm concerned that I don't really have any recourse here. I know she lives in France but has a lady (who I met at the house and have number for) that oversees the property for her.

Any advice would be much appreciated.

Threaten to report her to air b and b for renting to you outside of their systems if she doesn't return your deposit.

They take this VERY seriously and might possibly ban her for using the platform because of it.

Tell her you will take her to small claims court for money that is owed to you , make sure you have evidence of deposit being refundable
send this in writing
