Rental affordability query

Hello I have applied for an offered on a housing association flat( full market rent/ applied directly to them ). They knew my income situation before I saw it etc . On my income alone I am 75 pm short . I have other income such as maintenance /child benefit . Has anyone got experience of being under the rental affordability ? I have savings and was hoping I could pay up front if needed. My parents aren’t working but have substantial savings, I don’t think they could be a guarantor due to being retired . Any experiences welcome .

I’m not sure about HA properties but for private rentals CM is not included in your income as it is based on someone else’s circumstances and subject to change but CB is included
for guarantors, as long as they can show retirement income ie pensions, savings etc of 3x the annual rent , that is fine
