Letting Agent Checks

Morning, I am about to apply for a rental property through a letting agent with my partner and I have a DMP with Payplan and two defaults showing on my account. I’ve been asked on the form to declare adverse credit/CCJ/IVA/Bankruptcy. My understanding is the check will not show defaults and I don’t have any of the others requested. I don’t want to be too honest if it affects our application.
Has anyone had any experience of this and can confirm letting agents will only see a public record.
After years of getting my debt sorted, credit checks have shot my nerves to pieces!

Letting Agent here. Through my Company, any applicant with any kind of adverse credit marker will be asked on our forms to disclose it at the beginning. My advice is always to be upfront with full disclosure, you may legitimately lose any holding payment paid if not. Read their terms of application carefully, If you apply and it comes up, they may be able to move forward if you provide a guarantor and/or pay 3/6 months rent in advance - this depends entirely on their Company policy. Remember the aim is to show a potential Landlord you will be a good tenant and act responsibly financially

Have you checked your credit report?

I agree with the letting agent, it's best to be honest upfront.

Does your partner earn enough to easily be able to cover the rent without your income? If so, the letting agent may allow you to live there but not be on the lease as a 'permitted occupier' if you have bad credit.
