Deposit contribution from home builder

Currently in the process of viewing new builds. My DP is a first-time buyer, I am not.

We currently have about 8% deposit, were planning on putting 10% down. However a builder is offering 18% deposit contribution which seems wild!

Another home builder has told me that deposit contributions don't go down well with lenders, does anyone have experience of this? Obviously, if that was our only deposit and we didn't contribute anything ourselves, I get it. But say we were to put our 8% down (or even 5%), would that make it any better?

I'd speak to a mortgage broker (they're usually free). The developer will probably have a recommended mortgage broker who would be more experienced in dealing with their incentives and will know which lenders aren't phased by deposit contributions.
