speak to a mortgage advisor. they give free advice, can search the market NOW and set it up for you. don't try and find the best deal by yourself. are you not tied into your current one then? ie, no penalty fees for repaying and starting with someone else? if so good!

we have a great guy looking into mortgages for us now. if you want to email me i can give you his contact details.

penalty fee goes at the end of the 2 yrs ie end of April so its timing it right really.

When you talk to a mortgage advisor, make sure that they are "whole of market" i.e. they aren't tied into a specific set of products but can offer you any mortgage to get the right one for you.
They will help you re: timing too.

We are coming to the end of a deal soon too. I'm going for First Direct one - Fixed rate @ 4.99% for 5 years - no redemption penalties after the intial 5 years, £600 fee. It's the best fixed one I've found & is on their website (It's an offest mortgage).
