Please help me figure out a UC/housing query

Just after some guidance.
I claim UC on top of my wage.
I've been offered a council property which I am
Taking.
I am expected to get the keys on the 24th. My payment assessment period is the 27th-28th of each month. I get paid on the 5th of the month.
I understand that I need to inform IC immediately of my new circumstances when I get my new tenancy. Obviously they pay in arrears so I am going to be in arrears for the first month rent. When I begin claiming the housing elements my allowance will drop.
So when I change my circumstances on the 24th, 4 days before the end of the assessment period, will my allowance drop due to the housing element for the entire month of would I see this the following month? I am just trying to work my money out! I wish the council could just hang fire a couple of days 🙈

They assess in arrears so will be looking at the rent costs you've paid between the 28th Oct- 27th of November. When was the last time you paid rent on the other property? Is there an overlap where are you on the tenancy for both of them? For example if your previous tenancy finishes on the 30th of November then it would be reasonable to say that is the day your circumstances change.

If your previous tenancy finishes on the 24th then you have to write up the change of circumstances you may not get any housing element if your rent payment with the council and your last rental payment fall outside your assessment period.

So this is my first tenancy so no overlap or anything. I've never claimed housing before.
I am under the impression o won't get my first rent payment until the following month as it's in arrears but I'm just wondering will my standard UC drop to the housing rate with signing the talenancy agreement on 24th. My assessment period ends on 28th.

So you’re concerned with your work allowance portion being cut from the higher rate £557 per o the lower rate?

If your tenancy starts from the 24th and your AP ends on the 28th you should get the monthly rent element included in the payment due on the 5th. You need to report it before the AP ends. Because it is social housing you won't need to provide a TA - UC will confirm directly with the landlord whether it is council or HA.

And yes this will mean that your Work Allowance will also reduce in the same month. If you report after your current AP ends it will still recalculate the previous month and there could be an overpayment or underpayment depending on the figures.
