Releasing equity?

Hi,
A stupid question to most probably but we are keen to do our extension and add a bedroom to our property sooner rather than later. However we're less than 2 years into a 5 year mortgage. Do you know if I would be able to release equity from our property midway through a mortgage term?
Thanks all for any advice offered.

We did with no problem - lender packaged it up as a separate mortgage product and it runs alongside the original mortgage.

@titchy thanks for the reply. Great it was hassle free for you. I guess I need to ring them in the morning then and see what they say 🤞🏼
