We're thinking about offering on a house we have just viewed in the Beckenham area. We only just started looking but the house seems perfect for us.
We don't really have a feel for the market now that the stamp duty holiday has ended. Is it still that competitive? Is it even worth considering offering below the asking price?

I have no idea about Beckenham or indeed, even where Beckenham is but where I live (Midlands) houses are being snapped up at thousands above the asking price.

It’s bonkers where we are, just sold for well over asking price and everything we’re looking at is selling very quickly.

I've seen quite a few houses and flats be reduced recently.

My attitude is to offer. What you feel you'd be happy (or not too miserable) paying for a place and see what happens. It might be accepted, even if under the asking price. The owners might be keen not to lose a property they want.
