Mortgage while pregnant

We are in the process of applying our first mortgage but also starting to ttc our 1st child. Was wondering if anyone else has been in a similar position to getting a mortgage while pregnant and what was the impact on your mortgage?
We have been told we can get a mortgage of 250k. I know they take future child care cost into account and after my maternity I estimate these to be approx 13k p/a. As an estimate I figure if we used our combined income and minus the childcare then this should give us a good estimate of what we might get as a mortgage. Does this sound right?

Others may disagree, but when pregnant with my first and doing in-person appointments (so obviously pregnant), I said family would be providing free childcare. They then approved us for a higher mortgages

With my second, during Covid so no in person appts, I just didn’t say.

In my defence, we’d already done the maths and knew we could comfortably afford a bigger mortgage even with childcare costs and, even better, our mortgage advisor had more or less told us to not declare it unless directly asked. It’s apparently reasonably common; with the caveat you obviously have to know how much you can afford once those costs have come out.

We moved when I was pregnant with our first. My mortgage advisor said they only took into account children that already existed and being pregnant wouldn't be factored in

We too moved when I was 5 months pregnant - February last year. We had no in person appointments so just didn't bring it up.

Be confident you can afford the mortgage plus childcare. Then just don't tell them you're pregnant and get all the mortgage stuff out of the way before you start to show.

We never had any face to face appointments when we moved a couple of years ago, so I just never mentioned it.

I’m currently 7 months pregnant with number 2 and a sahm and, as there will be no discernible change to our income, we haven’t mentioned it.

If you still think you can afford the repayments as a one salary household or with childcare then it’s up to you. Some (very rare, I’ll accept) people don’t realise they are pregnant until they give birth, or get pregnant as soon as they move into a new house.

It’s bordering on discrimination IMO to not offer a mortgage to a woman because she’s pregnant. It must be far more common for people to lose their job and not be able to afford their mortgage repayments than have a baby and face repossession.

If you’re not visibly pregnant, don’t tell them.
