Arghh, my head is in a pickle for renewing my mortgage. I'm usually really good at the finances but currently going through treatment for PTSD and my brain can't cope!! Hoping you lovely lot can help.

Currently paying £711 @ 1.96%

Option 1.
£719 for 5yr fixed at 2.07% with £995 product fee.

Option 2.
£705 for 2yr fixed at 1.87 with £995 product fee.

Option 3.
£750 for 2yr fixed at 2.49 £0 product fee.

Roughly worked out adding product fee to mortgage on the 2yr options works out about the same. We are starting to overpay to reduce the term using our 10% allowance.

What’s your current LTV?

Are these the rates being offered through your existing lender?
Are you shopping around?

Potentially better rates are available , this seem a tad high

Look around for better %. Is there an option for an offset, variable, etc.

I used to just work out the overall payments over the term. Plus get out my magic ball for fixed rates! Oh also what the fees are for paying off early and if there a max overpayment you can pay.

Look at MSE: www.moneysavingexpert.com/mortgages/best-buys/

That will give you lots of options and spell out the total cost (inc. fees)

As above - what’s your LTV?

There are better rates out there - are you using a whole market broker?
