Remortgage offer validity

So I ended up looking around and applying directly to HSBC for a remortgage. All seems to be going well and all I need to provide are a few pieces of evidence for which i have them ready to submit.

I cant help but feel how easy and 'quick' it has been up to now. And it's worried me abit being that I am still in my existing deal until 30th September 21, for which I am not willing to pay and EPC for being in the last (just over) 3 months. Will I be able to specify more move date if I am successful?

I've read that HSBC mortgage offers are valid for 6 months. Does this include remortgages too? I have read elsewhere that remortgages are generally valid for only 3 months but HSBC state all their mortgages products are valid for 6 months.

Also on the application so far they had done a valuation and I have agreed to use their conveyancing team, and it says I have no fees to pay. I dont recall legal fees being mentioned on the mortgage product only free valuation. Does anyone know if legal fees are also included too? Of course I will check over the application again but thought I would ask incase anyone else is with HSBC.

Think I've answered this myself as have logged back on to the application.

So they are ready to offer following receipt of my documents for which I have 6 months to provide. So im guessing its 6 months validity.
I'm hoping though I can still specify my move date as I really dont want to pay any charges for moving from RBS in the final 3 months of my mortgage term.

And regarding fees it states nothing to pay. So maybe everything is included in the product?
