Remortgaging advice / releasing funds

Helllo,
We've recently spoken to a mortgage broker and are still confused.
We would like to look a lot remortgaging our home to pay off debts and a deposit for a buy to let.
We owe £330k on our mortgage.
The equity in the house is £280k.
Our mortgage broker says we can only release funds of £96k but we would need a little bit more but he says it's not possible.

Any ideas why?

I'd imagine its to do with affordability? What's your income?
