Will they come back?! We're looking to buy around March and will have around 12k. Which will be around 10% deposit for the house price range were looking at.

My brother has just had a mortgage offer (like last week) and his is 90% I think. Find a good broker. They'll find the right product. Our broker was great and ended up paying £300 less per month than anything we found ourselves.

Also I wish I lived somewhere where I could get a property for that sort of money. £50k for a garage around here. Sigh.

If you're in Scotland, First Mortgage is brilliant and not just for your first mortgage!

I think Bank of Ireland are still offering 90% mortgages but I don't know of any lenders offering 95% mortgages. If you're planning on using a mortgage broker then I would recommend London and Country (L&C) and they don't charge any fees.

So buy a £120k property then. All these houses are on the open market available to anyone who wants to buy them. No one's forced to live in high cost areas, it's a choice that they make.

You may have circumstances that make it difficult to move, but ultimately if you decided you were going to move, there's nothing to stop you doing so in almost all circumstances.
