Is it difficult to remortgage if credit history is no good ?

We bought our house with the homebuy scheme 3 years ago.
HA paid 25 %interest free loan and we added a further 10%.
We have house approx value 170,000 and a mortgage of 89,000.
We know we can only remortgage to 75 % of current house value, but really want to borrow a further 35,000 for an extension.
What are our chances really.
Is it very hard to remortgage ?

btw we can afford the repayments otherwise i wouldn`t even consider it.

You probably can remortgage but you will have to pay a higher rate of interest which may make it prohibitive. It also depends on what lenders will lend on a homebuy scheme. So your choices may be limited.
