6 months rent in advance

Is this something that happens often?

I won’t pass any income checks as I’m newly self employed (just over a year but start up costs are skewing figures) but I can pay 6 months rent in advance. I’m trying to gauge whether this is something that’s widely accepted or whether I might find myself stuck with nowhere to go.

it’s up to each individual landlord but as far as I know it’s commonly accepted if a tenant doesn’t meet other financial requirements.

I offered this once (due to being self-employed) and was told it wasn’t necessary. I don’t know if they just figured I was trustworthy or if the fact that I suggested it helped 🤷‍♀️ In any case once they had copies of my ID etc and proof that I actually had a business (not proof of income though) they were happy to rent to me.

I think it might depend if you’re registered as a Ltd company or not. We recently rented a place and when I told them my husband was self-employed the agent said we wouldn’t pass referencing (it is a tick-box exercise).

When I explained he was registered as a ltd company (only since January) they said fine if he could give him his last tax return. All fine and we move in on 22nd!
