House advice after separation

I have recent seperated from my husband - joint house is about to go onthe market. I am happy with the settlement we have agreed after the house sells but unsure whether to use all the money plus a mortgage for a new house or just the money so I can have a better life all be it with a much smaller house

I would have a life happens fund and an emergency fund and then decide from there how much to use on the mortgage.
For me personally, I would want the mortgage payments to be very small, something I can say pay off within 5 years.
