First time poster so hope I am in the right place!

I have just sold my marital home as part of my divorce and I will be going into a private rented property.

I am just wondering as I have never rented before what sort of checks are done?

I have taken on the marital debt and will be paying every bit of it off with the money from my house sale (contracts should be signed Thursday & exchanged the following Thursday) and still have a pot of savings! However, the landlords I am assuming will be doing checks on me before I get the money from my house and pay all my debts off!
Effectively, when I move into the rented house all debts will have been cleared so would Show as such on a credit check it's just they won't before? I'm wondering if this will effect my chances of getting the rental? My DM said she will be guarantor as I am good for the money if needed! I have a decent wage, CB, tax credits and maintenance and my monthly income is approx £2300 so I am fine money wise!

Does anyone have any experience of this? Thanks

If you are renting through a letting agent they should be able to give you an idea of the multiplier they use for rent (eg you income should be x times the cost of rent). They are likely to do a credit check. A guarantor (if needed) would also be credit checked and a similar multiplier would apply to them, too - they need to be able to pay the rent if you can't because they are liable!

You should be ok, so long as your employer gives you a reference confirming your salary. I'm private renting and my circumstances are similar to yours. I've got defaults and a ccj thanks to my ex and didn't need a guarantor.

They will run a credit check but unless you have CCJs or the like it won’t be an issues
They may ask you for references - usually a previous landlord/agent
They may ask to contact your employer - to check that you do work there (so they can be sure you’ll be able to pay the rent every month)

Phew thank you for your replies, I will rest a bit easier now!
I can afford it easily enough it's just was starting to panic because it's gorgeous the house i have found and the DC's are super excited
