flat tenants

What would you do if your tenant hadnt paid the rent and then you couldnt get hold of them?
Thinking they may have done a runner - have now left a msg advising we are going in tomorrow - agreement states 24 hours notice unless it is an emergency

I don't think you're allowed to access the property, even if you give 24 hours notice. I think that if you set foot in that flat, they could sue you. Check out Landlord Zone. There is many a post about Landlords trying to access property to do good things, like service the boiler or repair the roof, and cannot gain access to the property.
I would get specialist advice before you put your key in the lock as I think it's unlawful to enter.

Whats the Landlord Zone?
Our tenancy agreement does state we can if 24 hours notice is given. How do we find out if they have gone then?

Google Landlord Zone - it's a Mumsnet for Landlords. We have been renting out a house for the past year and have had some hard lessons to learn. Post your question on their forum and one of their senior members will reply promptly.
Our tenancy agreement also said 24 hours notice, but that meant the tenants still had to let us in. We weren't allowed to enter the property on our own. Hopefully, yours is different!!

we know we are not meant to but we went in - the tenant done a runner - I guess they wont sue you if they are aready gone - landlords action line advised to re-rent asap after changing locks - just thought Id let you know
