Anyone actually bought a home thro homebuy and gone on to extend ?

Bought a house thro homebuy scheme 3 years ago and really want to remortgage now to extend.
Nobody seems to have a clue about homebuy at the banks-even the halifax who we have our mortgage with.
We bought the house for 140,000 3 years ago.
We put a cash 10% deposit down and home buy lent us the 25% which we can pay back whenever or never at 25% of the current value.
House is now worth 175,000
Would like to remorgage another 35-40 k which we can afford and reason is simple-i want another child and dont have the room.
Has anyone got a homebuy mortgage and done similar ?
