We refurbished and rented our spotless flat out to a couple. We are usually good judges of character but got it wrong big time this time.
They paid the deposit but could only pay half the rent on the day they moved in and paid the rest of the rent 5 days later.
The next month only £200 was paid on time. We were promised the rent a week later. A week later the remaining £450 had not been paid. He said he had changed job and would be paid in a couple of days. He paid a week later (2 weeks late) and said girlfriend had left him.
He paid the rent in full this month, 4 days early.
However, yesterday we receive a letter from our freeholder saying our tenants had left rubbish dumped outside other properties and this had blown all over the place in the wind. They sent us a photo of 5 bags of recycling piled up outside the property- a real mess. The neighbours had also complained of shouting, swearing, screaming and door slamming by our tenants causing a real disturbance.
We are livid.
Spoke to the tenant and said we want to come round to discuss the letter. Agreed a time tomorrow. He has now cancelled this saying he can't make the agreed time. What state our lovely flat will be in is worrying. They keep saying they want to stay, but after this- no way. Girl friend is now apparently back and living at the flat.
We are really worried they won't move out or will totally trash the flat. The tenancy agreement ends at the end of August. How do legally have to serve notice or just tell them that we are not renewing the tenancy at the end of June (giving 2 months notice)?
Any advice welcome.
