Advice on financial issues ref moving in

I'm 35 and expecting a baby with my DP who is 33. I already have a son (different dad) who is 9. I own my house outright, no mortgage, worth about £100k. DP owns his house and has had a mortgage for 3 years, worth about £90k and with a £14k deposit. He is going to move into my house but we can't work out the best way to move forward financially in a sensible way that will protect dp if we split up but also protects my assets (currently all left to ds in my will). My house has 2 bedrooms so we'll eventually need a new house but can't work out a fair way of investing. Should dp keep his house and rent out? I earn about 27k and he earns £21k. Suggestions?
