how easy/difficult are they to get nowadays?

will prob have 50% deposit but my only income is pension and benefits...

so can you afford to run two houses? Can you afford all the insurances, fixes, repairs, void periods?

happy with 3-4% return which is the MAXIMUM you will get BEFORE deducting the mortgae and all expenses?

fair enough (although remember CGT). But do your sums, only the drunken journos think that BTL is an instant money tree. Trouble is, many believe them so the landlord-haters get ranting and some landlords get caught out.
